1. Who we are

homvo (homvo.co.uk) is operated by XLanding Limited, registered in England & Wales (company no. 12744352), registered office 184 Shepherds Bush Road, London W6 7NL. Contact: contact@homvo.co.uk. These terms apply to your use of the homvo website and app. Our Privacy Policy explains how we handle your data.

2. What homvo is, and isn't

homvo is a property discovery service. We display video tours, listings and agency pages created by independent estate agencies.

homvo is not an estate agent, and is not a party to any sale, letting or agency appointment. When you enquire, your relationship is with the agency you contact.

Listing information comes from the relevant agencies, who are responsible for keeping it current. You should verify important details directly with the agency before making any decisions. homvo does not provide financial, legal or surveying advice.

3. Your account

Browsing homvo does not require an account. Creating an account lets you sign in by email link, Google or Apple. You are responsible for keeping your sign-in secure and must tell us promptly if you suspect unauthorised access to your account.

By creating a homvo account, you confirm that you have read and agree to be bound by these Terms of Use, including the content standards in Section 4. If you do not agree, do not create an account.

You must be at least 18 years old to create an account. You can delete your account at any time in Settings.

4. Acceptable use

homvo has zero tolerance for objectionable content and abusive behaviour. Objectionable content includes anything that is illegal, defamatory, obscene, hateful, harassing, discriminatory, violent, sexually explicit, fraudulent, or that infringes another party's rights, including inaccurate or misleading property or listing information. We do not tolerate users, whether consumers or agencies, who post such content or who harass, threaten or abuse other users.

You must not:

• scrape, bulk-download, or use automated means to access homvo, or copy or republish agency videos outside the sharing features we provide;
• send abusive, fraudulent or non-genuine enquiries, or use enquiry forms to market to agencies;
• interfere with the operation or security of the service.

We may suspend or terminate the account of anyone who breaks these rules, including removing the content they posted.

5. Content moderation, reporting and blocking

homvo operates a gated publishing model. Only agencies that we have admitted and verified may upload content to homvo. Every agency agrees to our Agency Agreement before it can publish, which requires all videos and listing content to meet the standards in Section 4, and we hold agencies contractually accountable for what they publish. We monitor published content and act on any breach through the reporting and takedown process below.

Reporting objectionable content. If you see content or a user that breaches these Terms, you can report it directly from the app using the Report option on any video in the app, or by emailing contact@homvo.co.uk with what you saw and where. We review reports and act within 24 hours. Where a report is upheld, we remove the offending content and suspend or terminate the account responsible.

Blocking. You can block an agency at any time from the "⋯" menu on any of its videos. Blocking immediately removes all of that agency's content from your feeds, recommendations and search results, and notifies our moderation team so we can review the account. You can see and undo your blocks in Settings.

Our right to remove content. We may remove or restrict any content, or suspend or terminate any account, at any time and at our sole discretion, where we consider these Terms have been breached or where we consider it necessary to protect our users or the service.

6. Content and rights

Videos and listing content belong to the agencies that created them and are licensed to us for display, always with attribution.

If you believe content on homvo infringes your rights or is inaccurate, contact contact@homvo.co.uk and we will review it promptly.

7. Service availability and liability

homvo is provided to consumers on an "as available" basis. Features may change and interruptions may occur.

We exclude liability for decisions made based on agency-provided content, and for indirect losses, except where the law does not allow us to limit liability or where your statutory consumer rights apply.

8. Changes and law

We may update these terms. We will flag significant changes on this page and, where you hold an account, by email. These terms are governed by the law of England & Wales, and the courts of England & Wales have jurisdiction over any dispute.
