1. Who we are

homvo (homvo.co.uk) is operated by XLanding Limited, registered in England & Wales (company no. 12744352), registered office 184 Shepherds Bush Road, London W6 7NL. We are the data controller for the personal data described in this policy. Contact: contact@homvo.co.uk.

homvo is a place to watch short videos of homes from independent estate agencies, get a free price range for a home, and send an enquiry to the agency you choose. This policy explains what we collect while you do that, why, and what you can ask us to do about it.

2. Where you might be using homvo

There are two places you may come across us, and the difference matters.

  • On homvo.co.uk and in the homvo app. You can browse without an account. We only ask you to sign in when you save a home or follow an agency, because those are the things we need an account to keep for you.
  • On an agency's own page. Some estate agencies use homvo to run their own video page, reached from a window sticker, a QR code in branch, a link on their website or a link in their Instagram bio. Those pages carry a small "powered by homvo" footer. There is no sign-in, no saving and no following on those pages. We still record which videos were watched and for how long, so the agency can see what its videos are doing, and any enquiry you send there is for that agency.
  • In the homvo app, specifically. The app stores only what is needed to run it: your sign-in, your settings, and a push notification token if you turn notifications on. The app contains no analytics, personalisation or advertising technologies. Nothing collected in the app is used to track you across other companies' apps or websites, and none of it is shared with advertising partners. Sections 4, 6 and 8 explain which activities apply to homvo.co.uk only.

3. What we collect

  • Account data. Your email address, if you sign in. We never store a password. You can sign in in one of three ways: an emailed sign-in link, your Google account, or your Apple account. If you use Google or Apple, they tell us your name, your email address and an identifier for your account with them, and nothing else. We do not receive your password, your contacts, your calendar or anything in your mailbox. If you use Apple's Hide My Email, we only ever see the forwarding address Apple gives us, and that is the address we write to.
  • Activity data. Videos you watch and for how long, homes you save, agencies you follow, alerts you set, filters you tap (for example "To rent"), pages you open, and how a visit began. That last one means the door you came in by, such as a window sticker, a QR code, a link in an Instagram bio, an email, a search result or a direct visit.
  • Valuation data. If you use Just Value: the postcode you enter, the number of bedrooms and bathrooms, and anything you choose to add afterwards if you refine the estimate. Floor area comes from the public EPC register, so we never ask you for it. You do not need to give us your name, email or phone number to see a price range.
  • Enquiry data. The details you give the agency when you enquire about a home, or ask about selling or letting: your name, email address, a phone number if you choose to give one, your message, and the property or agency concerned.
  • Notification data. The email address, and where you have asked for text alerts the phone number, that we send updates to. If you turn on push notifications, a notification token created on your device so that those messages can reach you.
  • Technical data. Device type, browser, IP address and approximate location, used to show homes near you and to keep the service secure.

4. How we use it

  • To run the service. Showing you homes, playing videos, saving your shortlist, remembering who you follow, and signing you in by email link or through your Google or Apple account. This is necessary to provide the service you have asked for. If you sign in with Google or Apple, that provider will know you have signed in to homvo, and its own privacy policy covers what it does with that. We do not send Google or Apple anything about what you watch, save or enquire about.
  • To give you a price range. Just Value works by taking the details you enter, adding public EPC data, and asking an automated valuation service for an estimate. We show a range, never a single figure, and it is for reference only. It is an estimate of a property, not a decision about you, and it is not advice, a survey or a formal valuation. We do this because you asked us to, and may keep the result briefly so that repeating the same search is quick.
  • To personalise what you see — on homvo.co.uk only. The homvo app does not personalise your feed and does not carry out the processing described in this paragraph. We adjust the feed and the pages you land on based on how you use homvo, which can include inferring your likely interests, for example whether you seem to be browsing to buy, to rent, to sell or to let, and how active you have been recently. These are inferences drawn from your behaviour. We do not ask you to declare which kind of person you are, and we do not buy that information from anyone else. The signals that make this work are held in the personalisation cookie described in our Cookie Policy, which is set only if you agree to it, so if you decline it or later switch it off, the personalising stops. Where you have agreed and we go on to analyse those signals, we do so under legitimate interests, and you can object at any time (see section 10). This inference only changes what we show you and when we prompt you. It is never used to make decisions with legal or similarly significant effects, and it is never shared with agencies as a profile of you.
  • Enquiries you send to an agency. Your enquiry reaches the estate agency you chose, together with the video or page it came from so the agency knows what you were looking at, because that is what you asked us to do.
  • To send messages you have asked for. Sign-in links are part of the service. Property alerts, price updates, saved-search digests, push notifications and text alerts are sent only if you turn them on, and you can turn them off in one click or in your device settings.
  • To improve homvo. Aggregated, de-identified analysis of how the service is used, including how many videos are watched in a session and how far through they are watched. This is carried out on homvo.co.uk only; no analytics technology runs in the homvo app.
  • To keep the service safe and to meet our obligations. Preventing abuse, spam and fraudulent enquiries, and keeping records where the law requires it.

5. What we do not do

  • We never sell your data.
  • Your enquiry is for one agency only, the one you chose. No second agency ever sees it, and enquiries are never sold or auctioned.
  • Agencies cannot pay to rank higher or to be shown to you more often. Ordering is based on area and activity, and no placement is for sale.
  • Our tracking stops at the enquiry. What happens between you and the agency afterwards is between you and the agency.
  • We do not track you across other companies' apps or websites from the homvo app, and we do not share data collected in the app with data brokers.

6. Who sees your data

  • The agency you chose. Your enquiry is theirs: your name, email address, your message, the phone number if you gave one, and the video or listing it came from. The agency handles your enquiry as its own data controller and under its own privacy policy.
  • Service providers. We use suppliers for video hosting and delivery, automated property valuations, website and app hosting, email and text delivery, push notifications, and analytics. They act only on our instructions under contract, and they may not use your data for their own purposes. We can tell you who they currently are if you email contact@homvo.co.uk.
  • Advertising partners, only if you agree — on homvo.co.uk only. This does not apply to the homvo app, which contains no advertising technologies and shares no data with advertising partners. If you consent to Targeting cookies on the website (see our Cookie Policy), a limited set of technical identifiers is shared with our advertising partners — currently Google Ads, Google Analytics 4, Instagram, Facebook, LinkedIn and TikTok — so they can show you relevant homvo adverts on their own platforms (remarketing). We do not send them your name, email address or the content of your enquiries, and nothing is shared with them until you consent. You can withdraw this consent at any time from 'Privacy Settings' in the website footer.
  • Others, only where we have to. If the law requires it, to establish or defend legal claims, or to a buyer if the business is sold, in which case this policy continues to apply to data transferred.

7. Sending data outside the UK

Most of our suppliers store data in the UK or the European Economic Area. Where a supplier processes data elsewhere, for example a video delivery network with servers around the world, we rely on UK adequacy regulations or on the International Data Transfer Agreement or Addendum, with additional safeguards where needed. You can ask us for details of the safeguards that apply.

8. Cookies and device storage

We use cookies and similar technology on your device to run the service. On homvo.co.uk we also use them, where you agree, to collect aggregated statistics about how homvo is used, to personalise your feed and to show you relevant adverts; you can change those choices at any time via 'Privacy Settings' in the website footer. In the homvo app we store only what is strictly necessary to run the app, including a push notification token if you turn notifications on. Because nothing optional runs in the app, the app does not ask you for cookie consent. Our Cookie & Device Storage Policy sets out what we use, why, and how to manage your choices.

9. How long we keep it

We keep personal data for no longer than we need it for the purpose it was collected, and delete or anonymise it once that purpose no longer applies. In particular:

  • Account, shortlist and follow data: kept while your account is active, then deleted 12 months after you delete your account.
  • Enquiry records: our record of the enquiry is kept for 24 months from when it was sent.
  • Records we are legally required to keep (for example complaints or billing records): kept for the period the law requires, typically 6 years.

For any other type of data, or to ask about a specific retention period, email contact@homvo.co.uk.

10. Your rights

You can ask for a copy of your data, correct it, delete it, restrict how we use it, object to processing based on legitimate interests (including the interest inference described in section 4), withdraw consent for alerts and analytics, and take your data elsewhere. Email contact@homvo.co.uk and we will respond within one month. You can also complain to the Information Commissioner's Office (ico.org.uk).

11. Keeping your data secure

Access is limited to people who need it, sign-in is passwordless so there is no password to steal, and data is encrypted in transit. No service can promise perfect security, but we will tell you and the ICO where the law requires it if something goes wrong.

12. Children

homvo is meant for adults looking for property. It is not directed at children and we do not knowingly collect data from anyone under 18. If you think a child has given us personal data, email contact@homvo.co.uk and we will delete it.

13. Videos and photographs

Videos on homvo are produced and uploaded by the estate agency that markets the property. If you live in a property that appears in a video, or you appear in one, contact us at contact@homvo.co.uk and we will pass it to the agency and remove it from view while it is looked at.

14. If you work at an estate agency

If you apply to join homvo, sign up to our newsletter, or use the agency portal, we collect your name, agency name, work email, phone number, branch postcode and your account activity. We use it to assess the application, to build and run your pages, and to contact you about your account, on the basis of contract or our legitimate interest in running the business. Newsletter emails are consent based and every one carries an unsubscribe link. Sections 6 to 11 apply to that data too.

15. Changes

We will post any changes here and, for significant changes, tell account holders by email.
